Castle Public House, 2017/1008
The Battersea Society objects to the proposal to abandon efforts to reinstate a public house on this site. The original planning approval was based on the understanding that the public house would be retained once rebuilding was complete.
We are unpersuaded that sufficient efforts have been made to market this as a public house.
The added value given by the residential units is sufficient for the developers to have looked at ways to encourage a public house operator to come forward. It appears that more general marketing was undertaken from the start.
Properly focussed efforts could have included marketing only as a public house for at least an initial period, determining what economic rent could be paid by a competent operator and taking that as a starting point or liaising with CAMRA or another appropriate body. We are sure that the marketing consultants could have made further suggestion.
There was a requirement to reinstate a public house and this application should be refused.
